Property Condition Reports
Matarlli Property Group provides you with accurate, detailed reports focusing on the properties condition. A Property Condition Report (PCR) is one of the most important steps to ensure the property is documented along with any damages mentioned in detail with photographs.
By providing thorough reports at the commencement of a new tenancy, this provides peace of mind to the property owner should the matter be in dispute when your tenant vacates. We take as many photos that is required to best represent the property.
When a tenant vacates, the PCR is compared to the current vacated condition and if any new damages are noted your tenant could be held responsible to rectify any damage. Therefore, the importance of a detailed PCR is paramount to best protect everyone involved.
Routine Inspection Reports
Leading a team of industry qualified inspectors we are not only reporting on the cleanliness and care of the home. We aim to identify any maintenance that may be required, both current and possibly in future. Along with notifying to the best of our ability possible compliance issues that may need addressing.
Detailed photographs are taken of each and every room, including smoke detectors, the condition of lawns and gardens, and really allowing you to see a true indication of how the property is being cared for and in its current condition.
We use your programme which continues uniform reporting in your preferred format.
Inventory Reports
We meticulously document every aspect of the property, including a thorough account of its contents, detailing both the quantity and quality/condition of each item. Photographs are incorporated into the Property Condition Report, arranged to correspond with each room of the property. These visual aids offer an additional layer of detail, ensuring we capture the property's state with precision.
Final Bond Inspections
We compare the vacated condition of the property with the ingoing Property Condition Report that the tenant receives at the commencement of their tenancy. We will identify and photograph any item that is different from the PCR, this will be available for you to view against the ingoing report for discussion with the tenant should there be a discrepancy.
